Frequently asked questions about real estate agency AVER

What makes AVER different from other agencies, and why choose us?

We are the only real estate agency that has clearly defined its focus on working in the seller’s best interests. AVER real estate professionals bring together the best sales practices and always find the most optimal solutions to achieve your goals. Many clients admit that they choose to work with us specifically because of our effective sales strategies and execution methods, but above all, it’s the outstanding, dynamic personalities on our team who deliver results. Our rapid growth, experience, and numbers speak for themselves!

What is the brokerage fee? Why?

In Latvia, the standard real estate agent service fee ranges from 3% to 5%. AVER Brokerage is a high-level service provider, which is why we work with a 5% brokerage fee. This commission:

  • motivates our agents to work actively;
  • allows us to invest in effective marketing and deliver services at a professional level;
  • enables us to present the property to more than 2,000 other agents in Latvia and abroad, as well as offer 50% of our commission to them for attracting a buyer.

Who are not our clients?

We value honesty and expect the same from our partners. Individuals who simply want to “try selling,” those without a clear goal or motivation to successfully realize a property, are not typically AVER clients. Our clients also do not include those unwilling to enter into a written agreement for exclusive collaboration or to agree on appropriate compensation for quality service. Furthermore, our clients cannot be anyone who is unable or unwilling to complete the full KYC/AML procedure or for whom the process yields a negative outcome.

Why is an exclusive agreement necessary?

You have the right to expect and demand results from us. We choose to work only with clients who are committed to achieving results; therefore, AVER does not provide services without an exclusive agreement. We are sales professionals ready to take full responsibility for our work. Often, it is difficult to achieve optimal results when multiple, sometimes less experienced, intermediaries are involved simultaneously. Agents typically work on a percentage-based commission, and in a non-exclusive agreement, there is a greater incentive to sell a property quickly rather than to secure the best possible price. By working exclusively, we are motivated to offer the property to other trusted partners within our database. In contrast, under a non-exclusive agreement, an agent may attempt to withhold the property from other agents to avoid creating competition.

AVER Leaders
Leaders often get carried away with the idea that their team is their “subordinates.” While this may be the structure of a company or organization “on paper,” it’s important to remember that a leader actually works for their team – helping each individual and the team achieve more together.
